Help to Buy and other government-backed schemes

Your home may be repossessed if you do not keep up repayments on your mortgage.

Government-backed home ownership schemes change over time and differ across the UK. Help to Buy: Equity Loan in England is closed to new applications.

The permanent Mortgage Guarantee Scheme introduced in July 2025 supports participating lenders offering 91% to 95% loan-to-value mortgages, which may allow eligible buyers to purchase with a deposit as low as 5%.

The government guarantee protects the participating lender against part of its potential loss. It does not protect you from missed mortgage payments or repossession.

Eligibility

Availability depends on the lender, the property and your circumstances. You must satisfy the lender's affordability assessment and the scheme's eligibility rules.
